Great news for 30 Semple Street which has achieved Scotland’s highest BREEAM Score!

Endorsing the hard work of everyone involved in the project, it has been awarded the top “Outstanding” level.

With a final score of 93.2% this marks a significant number of achievements for the project: -

✅ Scotland’s first BREEAM Outstanding certified office building
✅ Scotland’s highest rated BREEAM building across all asset classes
✅ The second highest scoring completed building refurbishment in the world, according to published BRE records.

And with its cutting edge energy efficient systems, the building is designed to achieve net zero carbon operation status, in accordance with the UK Green Building Council’s framework definition.

MLA’s design retained much of the existing frame to reduce the environmental impact whilst improving the building’s performance, aesthetic and energy efficiency.

Two fully glazed floors were added and a brand-new roof terrace on the top floor provides outdoor space with planting and panoramic views. With a high spec finish and well-being focus, it sets the highest of standards for office space in the Scottish capital.

When the upper floors of this Norman Foster building became available, our client took the opportunity to give it a contemporary update.

A light touch was used on reception and common spaces where existing finishes were largely retained. But a colour re-fresh, re-cladding of the reception desk, and carefully chosen furniture solutions created the welcoming arrival the client envisaged.

The site’s history as a former nurses’ home - ‘Red Home’ - inspired the colour palette and the graphics which tell the building’s story.

And to meet the expectations of prospective occupiers, end-of-trip facilities, including bike storage and showers, were added in a previously underutilised area.

Some architectural work was required to incorporate and connect the well-being facilities and common space. And additional work refreshed tenant floors whilst prioritising retention of existing materials.
