No matter what is being put out on social right now, Los Angeles is a vibe and way better than what people are posting to get views. We have to work through our politics big time, but LA is busy, it's beautiful from the mountains to the beaches to the classic streets and places with old history and culture... LA is one of the greatest cities on earth and has a lot going on today and a ton happening in the next few years including a Super Bowl, World Cup and 2028 Olympics which will bring tons of visitors from around the world. Despite some movement which is common in any city for various reasons it's very hard to find a location for a retailer, restaurant or fitness operator right now because with a few exceptions the tenants love being here and don't want to leave. From a real estate perspective it's near impossible to secure a new location in any neighborhood from Venice Beach to Silver Lake, from Larchmont to Melrose Avenue and the Sunset in West Hollywood, from Beverly Hills to Brentwood, from Montana Ave to Malibu.... all these areas are hot. Thanks to those tenants both local and from around the country and world who have invested their energy, money and work force into Los Angeles...

There are sports teams, there are work teams.... I'm grateful for my amazing team and the hard work they put in this year as always. We accomplished so much together in 2025 and I look forward to 2026 and what it has to bring.
