2026 is a big anniversary for MAP, it's our 40th year! Since 1986 we've designed over 100 residential buildings comprising more than 14,000 homes. So, in celebration, we're taking a look back at 40 projects over our 40 years in business.

Villas at the Ridgeway
Completed in 2020

Villas at the Ridgeway offers 70 affordable and mixed-income, LEED-certified homes across four properties, all part of public housing redevelopment in Yonkers, NY.

The development’s design puts its buildings in dialogue with the surrounding architecture. Their orientation reestablishes a physical relationship with neighborhood streets, and serves to reinvigorate pedestrian activity with new sidewalks, street trees, and site lighting.

The variations in exterior color and the interplay of insets and extruded rectangular volumes helps to break the mass of these modular buildings, creating a rhythmic definition to the structure at a human scale.

Dividing the buildings into duplexes, each with its own entrance, provides more privacy and sense of personal space than a typical multifamily development. These new homes are spacious with large windows for lots of natural light, cross ventilation and views of the Hudson River and Palisades.

2026 is a big anniversary for MAP, it's our 40th year! Since 1986 we've designed over 100 residential buildings comprising more than 14,000 homes. So, in celebration, we're taking a look back at 40 projects over our 40 years in business.

Villas at the Ridgeway
Completed in 2020

Last night, we celebrated the outstanding work of @voagny. MAP and Principal Fernando Villa were honored at their gala and so as part of our look back at 40 projects over our 40 years (2026 is MAP’s 40th anniversary) we are highlighting Creston Avenue Residence, our first residential building with VOA-GNY and the start of an incredible partnership.

Creston Avenue Residence is a 10-story development in the Bronx that provides 66 units of affordable and supportive housing. It was the first building to use New York’s MRT (Medicaid Redesign Team) initiative to expand supportive housing availability for high-need Medicaid recipients. When it opened, Creston Avenue Residence was also one of the few LEED Platinum supportive housing buildings in the country, and in 2018 it was highlighted by the NYC Public Design Commission as a model for integrated, sustainable affordable housing. The development was designed to complement the surrounding urban context: the recessed entry corresponds to those of the Deco-era properties on the block, and the brick clad volumes on the façade are consistent with the building heights and materials found throughout the neighborhood. Light metal panels towards the center and top of the exterior help reduce the visual impact of the building’s height; and sunshades that cast shadows suggestive of nearby fire escapes provide comfort and temperature regulation while nodding to the area’s historical aesthetic.

It’s Earth Week! To celebrate how far sustainable design has come, and as part of MAP’s look back at 40 projects over our 40 years (2026 is our 40th anniversary) we are highlighting at El Jardin de Selene which was completed during the earlier years of New York City’s shift towards greener building standards.

Completed in 2010, El Jardin de Selene is an 84-unit affordable housing building in the Melrose neighborhood of the Bronx. In addition to achieving LEED Gold certification and Enterprise Green Communities compliance, the development features three different types of planted green roofs and a rooftop solar array. Materials that prioritize health and reduce environmental harm include bamboo flooring, ceramic tiles and quartz countertops with recycled content, and low- or no-VOC paints, primers, and adhesives. Many sustainability measures employed in El Jardin de Selene were ambitious for affordable housing at the time but have since become compulsory. For example, Enterprise Green Communities was officially adopted in 2011 as a requirement for all HPD-funded construction. Almost a decade after the completion of El Jardin de Selene, the city passed legislation in 2019 that mandated green roofs or solar panels on every roof area that is not otherwise occupied. This project exemplifies how important it is to strive for lofty sustainability goals: as best practices continue to evolve, technologies that seem innovative today could very well be standard tomorrow.

The Anderson provides 41 units of affordable housing with half of the apartments set aside for survivors of domestic violence. The Bronx development is designed to echo the scale and massing of its neighbors - mostly Art Deco-style multifamily buildings constructed in the 1920s and 1930s. The exterior blends traditional masonry and corner windows with modern metal panels, and articulations in the street-facing façade respond to the established pattern of the surrounding buildings. Green roofs on the 7th and 8th floor setbacks help reduce urban heat island effect and provide a pleasant, natural foreground to the view from the corridors. In addition to supportive service programs, there is a community room, computer lab, and private courtyard with a colorful play area, native plantings, and a deck.

Rheingold Gardens
Completed in 2005

Rheingold Gardens is a 156-unit townhouse-style development in Bushwick, Brooklyn that includes 57 two-family homes, 14 three-family homes, and 30 individual condominiums. The multifamily houses each include an owner’s duplex with one or two income-restricted rental units. This model helps support the cost of ownership and provides additional affordable housing for the community. Located on the site of the former Rheingold Brewery, which was contaminated and vacant for decades before development began in the early 2000s, Rheingold Gardens has received a U.S. EPA Phoenix Award for Outstanding Brownfield Redevelopment, an NYC Brownfield Award for Community Outreach, and a John Clancy Award for Socially Responsible Housing. With pitched roofs and a traditional rowhouse style, the design of the buildings is reminiscent of the neighborhood’s original Dutch settlements. This urban in-fill development with its mix of affordable homeownership and rental housing options played an integral part in addressing deindustrialization and population decline in Bushwick.

MLK Plaza
Completed in 2019

A 2020 winner of the AIA Housing Awards, MLK Plaza is a 12-story, LEED-certified, 100% affordable multifamily development located in the Mott Haven neighborhood of the Bronx. The building provides 167 new apartments for low- and very low-income renters, with 33 units set aside for formerly homeless households. MLK Plaza was one of the first developments to use the City’s new Zoning for Quality Affordability regulation, which allowed for a rezoning of the property from manufacturing to residential, and became one of the first buildings completed under the City’s Mandatory Inclusionary Housing (MIH) policy.

As a nod to the site’s past, the exterior design embraces the neighborhood’s industrial identity with dark gray brick and metal panels. The gold color of the panels provides a bright counter¬point to that aesthetic and the swath at the 7th floor aligns visually with the adjacent six-story building.

The fully glazed, double-height lobby pulls daylight in and gives street-level illumination at night. A mural of the building’s namesake, by local artists Tats Cru, graces a lobby wall. Inside the apartments, hardwood floors warm the spaces and large windows flood them with natural light. Amenities include a rear patio, recreation and community room, and a 7th-floor gym with an adjacent outdoor terrace.

Completed in 2019

Located on Melrose Site C in the northern portion of the Melrose Commons Master Plan community development area, Elton Crossing is a mixed-use development that offers 199 affordable apartments for families. The building also includes 8,600 SF of ground-floor commercial space that is occupied by a health center, bringing critical medical services to the community along with much-needed affordable housing. The façade blends multi-colored light and dark brick, reminiscent of the older buildings throughout the neighborhood, with more contemporary metal panels in copper and silver. This material variation helps break up the exterior into smaller shapes and creates visually appealing contrasts between warm and cool colors.

With this service, you can download content and enjoy it offline whenever you like. If you find something interesting on Instagram that you’d like to check out later or want to view stories while staying anonymous, our Viewer is perfect for you. Anonstories offers an excellent solution for keeping your identity hidden. Instagram first launched the Stories feature in August 2023, which was quickly adopted by other platforms due to its engaging, time-sensitive format. Stories let users share quick updates, whether photos, videos, or selfies, enhanced with text, emojis, or filters, and are visible for only 24 hours. This limited time frame creates high engagement compared to regular posts. In today’s world, Stories are one of the most popular ways to connect and communicate on social media. However, when you view a Story, the creator can see your name in their viewer list, which may be a privacy concern. What if you wish to browse Stories without being noticed?
