Milton Keynes City Council has approved funding to move forward with our project in Wolverton, redeveloping the Agora shopping centre.

The project will deliver 115 new homes in the town centre, including a shared-living cohousing community for people over 50. It will also create safer, pedestrian-friendly streets and a small new pocket park.

We believe this project will make a real difference to Wolverton, being shaped by collaborative design and input from locals and stakeholders through an extensive public consultation programme.

Planning granted at the new town of Northstowe! 🌿

This is a major milestone for this transformational new community on the southern edge of the new town – a landscape-led, people-centred development that will bring 145 new homes to Northstowe.

Developed with TOWN (@we.are.town), Hill Group (@hillgroupuk), and Homes England, the design is a masterclass of walkable and sociable placemaking, weaving together streets, green corridors, and doorstep play creating a best-in-class vibrant, inclusive and sustainable neighbourhood.

At the heart of Parcel 2D.1 are two cohousing communities – Suvana Cohousing (@suvanacam) and Northstowe Cohousing – which animate a car-free street and form a key gateway into the wider masterplan.

Northstowe 2D.1 is what Mole are all about – community, connection and cohesion – bringing a new chapter to the UK’s most ambitious new town.

On Wednesday we celebrated the fantastic team at Cocksedge Building Contractors breaking ground on a new chapter for the Foundation of Edward Storey, with 16 new almshouses. We’ve spent a great deal of time thinking about materials, form, detail, planning, costs, and construction, all the things that shape how a place feels to live in. Edward House is about creating homes that support everyday life and foster community, giving future residents a sense of belonging and security.

Good quality housing should be generous, dignified, sustainable and built to last, these are at the core of what almshouses embody. They have a long tradition of providing not simply shelter, but homes founded on care, independence, and community spirit. What begins on site in Cambridge today is therefore much more than a building project. Homes are being created that we hope will feel welcoming, calm, and uplifting, places where residents can feel proud to live and connected to those around them.

We are also very conscious of the wider context in which we build today. Across the country, access to good-quality housing is difficult and the viability of building new homes evermore challenging, making projects like this all the more important. They demonstrate that thoughtful, socially-minded developments are so important, and we are proud to be a part of it.

Our project at Northstowe with @hillgroupUK and @we.are.town achieved the highest possible score in the Building for a Healthy Life assessment, with twelve green lights across all categories. 🌿🚲🏘️

Building for a Healthy Life is a design framework developed by @design_for_homes to help create better neighbourhoods: places that are connected, walkable, healthy, memorable and built to last.

Working through the twelve assessment areas helped us focus on where design could add the most value, from natural connections and healthy streets to integrated green corridors and well-defined public spaces.

The result is a proposal centred around continuous streets, filtered traffic, walkability, cycling and seamless links between people, nature and future development.

Huge thanks to @design_south_east for carrying out the assessment, and to @civic_thrivingtogether and @guardalandscape for supporting us in our role as Lead Consultants. 👏

Part 2: Building the proposal

Design is easiest to understand when you can hold it in your hands. 👋

Physical models help us test ideas, study light and space, and communicate design intent in a way drawings and screens sometimes can’t. They invite conversation, spark questions, and allow clients to experience a project long before it’s built.

For us, model making is not just presentation, it’s part of the design process itself. Making models is still one of the simplest and most effective tools we use to explore and share architecture.

1:100 model. Plywood, mountboard, balsa wood and acetate.

Part 1: Preparing the base

Making models is one of our favourite ways to communicate design intent. The first step is making an accurate base model of the site.

We’re pleased to hear Fijal House is now locally listed!

Built in 2016 on an infill site in Ely, in a conservation area, Fijal House features a sawtooth brick façade and a steeply pitched roof, inspired by Ely Cathedral.

The Architects’ Journal described the home as ‘a witty, crisply-detailed, haptically-enriched conflation of medieval and Edwardian mannerisms, which hover between the Critical Regionalist and Arts & Crafts modes’.

The client describes the home as ‘a delight to live in’!

Kicking off on site this week! This 1970s terraced home in Cambridge is in need of a full refurbishment. Working within a conservation area, we will be completing a thoughtful and considered retrofit, improving the thermal insulation and re-organising the internal layout. These upgrades will ensure the home is comfortable, beautiful and practical for years to come.

Retrofitting our existing housing stock needs to be the first option we consider if we are to meet decarbonisation targets. There are complexities to manage – working with the character of the existing building and managing complex connection between old and new – but these challenges are what make it so rewarding.

We’re working with great clients and a great design team:
Contractor: @inti_construction
Structural engineer: Cambridge Architectural Research Ltd
Quantity surveyors: Sherriff Tiplady Associates Ltd

The future homes standard is here! It’s been a long time coming, and not as ambitious as originally hoped for, but any improvement in housing energy standards in England is welcome, raising the quality, comfort and energy performance of new homes. 🏡

The changes will come into effect from March 2027, improving airtightness and requiring mechanical ventilation. This will encourage higher standards of building generally, and encourage use of mechanical ventilation with heat recovery which brings significant reductions in heat loss and excellent air quality all year round. Gas boilers will no longer pass, meaning no fossil fuels in new homes – a significant step towards decarbonisation. 🦖

The gap between the fabric performance for building regulations and Passivhaus is getting smaller, reducing the cost difference. With thoughtful architecture – efficient forms and well oriented windows – this will make it easier to achieve extremely low energy buildings. 🔌 At Mole we have decades of experience in low energy and Passivhaus design, with three in-house accredited designers. From our Broadland social housing in Norfolk to our recently completed almshouses in Cambridge, our Passivhaus-certified schemes and low-energy homes continue to provide residents with lower energy bills and year-round comfort. ☀️

There is still more to do! New builds are a tiny part of the issue and retrofitting our existing housing stock needs to be higher on the political agenda.

Our proposal for a cohousing-led parcel at Northstowe responds to the challenges of establishing a new town, supporting Homes England and its partners in delivering their long-term vision. 🏘️

Cohousing brings people with shared values together to create communities they help conceive, design and manage. Working closely with future residents, we led a co-design process through a series of hands-on workshops 👋 exploring shared spaces, sustainability and the layout of individual homes—giving participants meaningful ownership and empowering them to shape their neighbourhood. Using a range of creative, interactive techniques, we fostered a playful and relaxed environment that supported open, empathetic dialogue throughout. 🎨

Across the sessions:

• We began by imagining “a day in the life” of the development—how residents might move through the site, arrive, and connect to the wider town.
• We then explored the location of the common house, using spatial cut-outs to test different options and understand their implications.
• The shared lane was examined through postcard imagery of Marmalade Lane, discussing the strengths and limitations of different approaches.
• Finally, a collage exercise invited residents to design their communal gardens, encouraging creativity and open-ended thinking.
Our approach not only creates a place that reflects the needs and values of the future cohousing communities, but also gives our developer client confidence that the homes are shaped around the people who will live in them.

View Instagram Stories in Secret

The Instagram Story Viewer is an easy tool that lets you secretly watch and save Instagram stories, videos, photos, or IGTV. With this service, you can download content and enjoy it offline whenever you like. If you find something interesting on Instagram that you’d like to check out later or want to view stories while staying anonymous, our Viewer is perfect for you. Anonstories offers an excellent solution for keeping your identity hidden. Instagram first launched the Stories feature in August 2023, which was quickly adopted by other platforms due to its engaging, time-sensitive format. Stories let users share quick updates, whether photos, videos, or selfies, enhanced with text, emojis, or filters, and are visible for only 24 hours. This limited time frame creates high engagement compared to regular posts. In today’s world, Stories are one of the most popular ways to connect and communicate on social media. However, when you view a Story, the creator can see your name in their viewer list, which may be a privacy concern. What if you wish to browse Stories without being noticed? Here’s where Anonstories becomes useful. It allows you to watch public Instagram content without revealing your identity. Simply enter the username of the profile you’re curious about, and the tool will display their latest Stories. Features of Anonstories Viewer: - Anonymous Browsing: Watch Stories without showing up on the viewer list. - No Account Needed: View public content without signing up for an Instagram account. - Content Download: Save any Stories content directly to your device for offline use. - View Highlights: Access Instagram Highlights, even beyond the 24-hour window. - Repost Monitoring: Track the reposts or engagement levels on Stories for personal profiles. Limitations: - This tool works only with public accounts; private accounts remain inaccessible. Benefits: - Privacy-Friendly: Watch any Instagram content without being noticed. - Simple and Easy: No app installation or registration required. - Exclusive Tools: Download and manage content in ways Instagram doesn’t offer.
