From a builder’s point of view, the Engine 16 project was both challenging and rewarding. The expansive footprint and high ceilings throughout provided the opportunity to add new floors within the space of the existing building. The 2 story vertical extension added enough square footage to accommodate 3 high-end rental units, a beautiful three story owner’s unit, 2 commercial spaces, 2 elevators and 5 separate staircases. Salvaged historic materials were used throughout the building. Structural details were left exposed in many of the apartments and common spaces. Working closely with @inguiarchitecture and the clients we were able to incorporate all of the architectural & historical detailing while at the same time delivering a fully certified passive house.

In 1879, Architects N. Le Brun & Son designed the firehouse for Metropolitan Steam Fire Engine Company No. 16 in Kips Bay, Manhattan. Nearly 150 years later, our clients came to us looking to complete an adaptive reuse conversion of the building into apartments, while paying respect to the building's deep history.
On a project where you know you'll be incorporating both historic and modern elements, it is important to have a contractor who is interested in historic preservation and has the ability to collaborate with us to create custom solutions. The team at @rsuttonandco, along with their network of subcontractors, worked hand in hand with our team, along with an incredibly creative and involved client.

This modern kitchen features white oak millwork, stainless steel countertops & a stone backsplash. There are 1/4” reveals at all material transitions. By opening into the breakfast room at one end, and the formal dining room at the other, this kitchen gets a lot of natural light and seamlessly ties into the rest of the space.
