It's a DOUBLE WIN (!!!) for 91 Kempston Street! 🕺🏆
Last Wednesday, Studio MUTT took home both the RIBA North West Regional Award and Small Project of the Year.
We’re over the moon to receive these titles - This project was an exercise in doing more with less: balancing economic efficiency whilst embracing character. Every intervention was designed to be as functional as it is expressive.

"The refurbishment of a former hat factory in Liverpool into a flexible workspace – and home for architect Studio MUTT – demonstrates a confident and economical approach to the reuse of a light-industrial building. Working with a robust but underperforming existing structure, the practice has deployed a series of targeted interventions that collectively transform both its presence and performance.
The reworking of the street facade is the most immediate and impactful move. The replacement of small openings with generous sliding doors and windows establishes a new relationship with the street – bringing activity, visibility and identity to what was previously an anonymous frontage. Bold elements are carefully composed, giving the building a distinctive civic presence, and so contributing to the ongoing regeneration of the city’s Fabric District."

This transformation of a 1970s light industrial unit, previously an underused storage facility for a hat factory, has created flexible workspaces together with a modern light industrial workshop.
The existing structure was robust but unloved, characterised by flat brick elevations, small pillbox windows, uninsulated roofs and deep floorplates.
The project future-proofed the fabric with upgraded roof insulation and low-energy services. The primary elevation now boasts a theatrical canopy, scalloped coping and red and pink high-performance fenestration and doors.
Internally, the layout has been reconfigured to accommodate multiple occupancy. The ground floor retains its use as a CNC workshop, which is accessed via a rear goods entrance.
The first floor has been refurbished as a contemporary workspace, with brickwork painted a warm white to maximise light. A central utility block comprising a kitchen, bathrooms and shower divides the space into flexible front and rear studios. Enlarging an existing opening has created a new full-height, south-facing window featuring a large slider for ventilation. Redundant roof vents have been turned into mirror-lined rooflights to enhance daylight penetration.
The project is a testbed for the wider regeneration of Liverpool’s Fabric District, prioritising energy efficiency, and showcases the potential for reusing modern industrial buildings.

One from the archives - RoadWorks was part of a Ideas competition set by London Festival Of Architecture to design new creative workspace and improved connections beneath and around the Silvertown flyover, in the Royal Docks area of Newham, east London.
Unlike traditional, introverted studio and office spaces, the proposal is to make a workspace development that has a civic sensibility and can become a community hub.
A variety of workspaces of different types and sizes (co-working spaces, individual units, communal studios, communal facilities) is proposed to attract a mix of tenants.The mix of uses proposed will inject a vibrancy into the area, creating a destination for businesses and visitors alike. This in turn transforms the space to a 24/7 destination - providing not only for the 9-5 tenants but also setting up the conditions for an evening and weekend economy to flourish, with food and beverage and retail uses mixed in with workspace units.

The exhibition asks what it means that our societies are getting older, moving past the gloom to offer a truly hopeful look at getting old. From the playful selfies of a 97-year-old Japanese "InstaGran" to the inspiring "auntiverse" and the Restaurant of Mistaken Orders, the show is a beautiful reminder that we can still grow old with joy.
To complement this narrative, our design explores the life-cycle of the space itself. As visitors move through the galleries, the walls slowly reveal their inner structures. We expressed the functional props and supports in a deep red, transforming structural necessities into architectural ornament.
Looking to the future, we prioritised sustainability. The installation uses the framework from the previous show and is fully demountable - designed to be reused all over again for the next.

The remaining areas of the mall have now closed, and with it the @nite_school_mcr occupation of an old pawnbrokers unit. They created a radio station and club space, bringing new energy to the mall and signalling a bright future. Their residency featured a final run of events including DOVE (@feelmybicep), and Nite School's events show how temporary takeovers can bring the community together and breathe new life into the space.
Designed in collaboration with our friends, masterplan architects @fcbstudios

We are happy to share that two of our projects have been selected for the RIBA North West Award Shortlist this year.
Our second project nominated is the works on Royal Albert Dock, just across the city from our office.
Interiors have been reconfigured to create modern, flexible workspaces and shared social hubs that encourage a sense of collaboration and community.

Clippings from a live project in the studio looking at the creation of a new veil as an entrance for a late C20 arcade. Surrounding spaces are affected by light passing through perforate and translucent materials, and a supersized theatrical canopy gives a small moment of theatre in the city.
